Vacation Rental Turnover

Our standard turnover service includes:

• All beds made with clean linens
• Bathrooms fully wiped down, no hair or soil left behind
• Kitchen fully wiped down, dishes put away, fridge emptied
• Entire property straightened up and staged
• All floors vacuumed/mopped
• Up to two loads of laundry (if adequate on-site facilities provided)
• Restocking host-supplied toilet paper, paper towels, liquid soaps, etc. 
• All trash cans emptied and liners replaced

Before we accept your first booking we must:

• Have a signed service agreement in place
• Have a credit card on file

Requirements for each unit:

• Laundry facilities and restocking supplies available at every turn (unless laundry is going off-site)
• Keypad, lockbox, or smart lock for access (We cannot hold keys for STRs)
• At least enough bedding and towels to restock the unit before laundry is complete 

We are happy to work with hosts to ensure their units are set up according to their preferences. If you have particular setup needs, please provide reference photos for our staff. 

If no reference photos are provided, our staff will set each unit up according to our standard practice. 

In the event that a guest leaves excessive mess, soil, or damage to a property the host will be notified immediately. If we need additional time or if additional charges will apply this will be discussed with host prior to beginning the turnover. 

We recommend that you schedule a deep clean every 3-4 months to keep your rental in the best condition possible. This service would include a more detailed cleaning of bathrooms, kitchen, bedrooms, inside of cabinets and appliances, etc. We offer deep cleaning for vacation rentals at approximately half the rate of our residential deep cleaning. 

Our standard turn includes up to two loads of laundry per visit, as long as there are adequate laundry facilities on-site. If your property requires additional loads we recommend that you also retain a linen service. 

Comforters cannot be laundered during a standard service. Please utilize duvet covers or provide extra comforters so they can be rotated during off-site laundering.

We can provide off-site laundry for an additional fee of $50 per turn plus $2/lb of laundry.

Please provide the check-out and check-in times between bookings and we will confirm whether we can accommodate the turnover request.  

Free cancellation up to 24 hours before your turn. If you cancel within 24 hours we will charge you a $100 cancellation fee. If you cancel within 4 hours we will charge the full turnover rate to the card on file.   

If we arrive at the property and are unable to access it and you do not respond to us within 30 minutes we will cancel the turn and charge the full rate to the card on file. 

We require a credit card on file for vacation rental clients. We will charge the card on file at the conclusion of each turn and send a receipt via email. 

Other than cancellation or lockout fees, we will not apply any charges beyond the agreed-upon rate without prior authorization from the client. 

Each unit must have a combination lock, combination lockbox, or August lock. An access code must be provided to us, and must be active at the time of your scheduled turn. Failure to provide access to us will result in cancelation and lockout fees. 

If you have a locked supply closet you must provide us with the code in order to facilitate restocking any supplies you provide for your guests. 

Restocking of host-supplied toilet paper, paper towels, trash bags, and refilling liquid soap dispensers is included in the turnover rate. Additional items can be added at your request.
